In a commercial project, the visible outcome is usually the building, the office, the workspace or the finished interior. But behind every completed project is a less visible network of decisions — which vendor to select, what price to negotiate, when materials should arrive, how contracts should be structured, how quality should be maintained and how costs can be controlled without compromising execution.
For Jitendra Mohanty, this has been the centre of his professional journey for more than 14 years.
Today, as Manager – Procurement at 91Springboard Business Hubs Pvt. Ltd., Mohanty operates at a scale that brings together procurement, project execution, vendor management, facility operations and cost optimisation. His current responsibilities include procurement for 47 commercial projects covering approximately 2 million sq. ft., while simultaneously overseeing eight ongoing CAPEX projects across India. His career, however, did not begin at this scale.
14 Years of Building a Procurement Career
Mohanty's professional journey has been shaped by a gradual expansion in both responsibility and complexity. His early experience was rooted in construction procurement, where the focus was on sourcing materials, evaluating suppliers, negotiating commercial terms and ensuring that projects received the right materials at the right time.
At Salarpuria Sattva Group, where he worked from March 2011 to January 2018 and progressed from Senior Executive to Assistant Manager – Procurement, his responsibilities included civil, structural, finishing, MEP, HVAC, firefighting and interior fit-out packages. He worked closely with project management, site execution, estimation, quantity surveying, design and finance teams — a pattern that would remain consistent throughout his career: procurement treated not as an isolated purchasing function, but as an integral part of project delivery.
From Construction Materials to Commercial Fit-Outs
The next phase of Mohanty's career, spanning short stints at Sowparnika Projects & Infrastructure and Housejoy, brought him deeper into commercial interiors and workplace infrastructure. At Indiqube, his procurement responsibilities covered coworking spaces and commercial office fit-outs across multiple locations, spanning civil, interior fit-out, MEP, HVAC, fire-fighting, access control, CCTV, AV systems, modular furniture and IT infrastructure — coordinated closely with design, project management, facilities, finance and operations teams for new-centre launches, expansions and refurbishments.
At Flipspaces, where he worked from August 2021 to October 2022, that experience expanded further into corporate offices, coworking spaces, IT parks and retail interiors. Procurement packages ranged from civil and interior finishes to furniture, electrical systems, HVAC, firefighting, access control, CCTV and AV solutions, alongside procurement budgets, BOQs, cost estimates, project cash flows, change orders and value-engineering initiatives.

47 Projects, 2 Million Sq. Ft.
At 91Springboard, which he joined in October 2022, Mohanty's procurement role has reached another level of scale. His current portfolio includes 47 commercial projects representing approximately 2 million sq. ft. of space — an average project footprint of roughly 42,500 sq. ft., though individual projects vary widely in size and scope.
- Facility management services and housekeeping
- Security and manpower
- HVAC, lift AMC and DG maintenance
- Fire-safety systems and mechanical services
- Repairs, maintenance and consumables
On the CAPEX side, Mohanty oversees eight projects across India covering civil works, interior fit-outs, MEP and modular furniture. The two sides operate differently: CAPEX procurement is project-driven, with budgets, BOQs, schedules and handover milestones, while OPEX procurement has to support business continuity every day — a procurement delay in a fit-out project may affect a handover date, while a failure in a critical facility service can affect an operating workplace immediately. Mohanty's current role sits at the intersection of both.
Procurement as a Cost-Optimisation Function
One of the recurring themes across Mohanty's experience is cost management. His background spans price negotiation, supplier consolidation, value engineering, alternate sourcing, spend analysis and procurement standardisation — disciplines that rarely deliver savings through negotiation alone.
Across construction and fit-out projects, he has handled vendor prequalification, RFQs and RFPs, techno-commercial evaluations, contract negotiations, procurement budgets, project cash flows, change orders and additional-scope requirements — positioning procurement as a commercial and strategic function connected directly to project economics, rather than a purely transactional one.
The Vendor Ecosystem Behind the Projects
Large-scale procurement depends on more than internal processes — it requires a dependable external ecosystem. Throughout his career, Mohanty has developed relationships with suppliers, OEMs, contractors, subcontractors, furniture manufacturers and fit-out specialists across India, with responsibilities spanning vendor identification, prequalification, evaluation, onboarding, negotiation, contract administration and performance monitoring.
This becomes particularly important when several projects are being executed simultaneously: a procurement team has to know not only who can supply, but who can deliver at the required quality, within the required timeline and under commercially viable terms. For Mohanty, vendor development has become a long-term part of procurement strategy rather than a one-time sourcing exercise.

Technology, Process and the Modern Procurement Function
Mohanty's technical background includes SAP MM certification, with hands-on experience in SAP ECC 6.0, Oracle and Tally, alongside a PGDM in Supply Chain Management from ISBR Business School, Bangalore. For him, technology is not separate from procurement; it is part of the infrastructure that makes procurement measurable and manageable — purchase orders, vendor statements, inventory levels, documentation, comparative analysis and procurement records all require systems that allow decisions to be tracked and reviewed.

What Comes Next
Mohanty's stated career direction is toward senior procurement leadership within professionally managed organisations, particularly across infrastructure, real estate and technology-oriented industries. His experience already sits across these sectors — the material side of construction, the commercial side of procurement, the operational requirements of facilities and the execution realities of commercial real estate projects.
To make the right decision before the project reaches the site — so that execution becomes simpler when it gets there.— Jitendra Mohanty
From construction materials to commercial interiors, from individual suppliers to nationwide vendor ecosystems, and from individual projects to 47 commercial projects spanning approximately 2 million sq. ft., Jitendra Mohanty's career reflects the growing scale and complexity of the procurement function — and what happens when procurement moves from a back-office activity to part of the business strategy itself.
